What is the difference between Type A & B Assets?+
When an area is defined as a workplace and in accordance with the requirements of the Occupational Health and Safety Act 2004, site removal must be conducted in a manner that is safe and without risk to the health of any person. To manage asset removal and minimise site risks, assets have been categorised into Type A and Type B assets.
The type category appears on the sale lot page at the end of the lot description as either "Type A Asset" or "Type B Asset".
Type A assets are considered to be low risk and can be removed by the purchaser or their transport contractor with Grays staff supervision.
Type B assets are considered high risk and some site work must be conducted on site to remove the item from the site. The site work must be undertaken by a contracting company (ABN required), with the required insurances (public liability), in accordance with Grays contractor procedures. All contractors and their employees and subcontractors required to be onsite will be required to undertake Grays site induction and sign acknowledging compliance.
Contractor requirement forms and Safe Work Method Statements (SWMS), if required are to be completed and submitted to Grays site staff before work can commence on site. The Contractor procedures are available in PDF format in the lot description of all Type B assets, and a copy is emailed to the purchaser at the completion of the sale. A contractor is required to complete a SWMS if the site work involves any of the following high-risk work:
where there is a risk of a person falling more than 2 metres;
on telecommunications towers;
involving demolition;
involving the removal or likely disturbance of asbestos;
involving structural alterations that require temporary support to prevent collapse;
involving a confined space;
involving a trench or shaft if the excavated depth is more than 1ยท5 metres;
involving a tunnel;
involving the use of explosives;
on or near pressurised gas distribution mains or piping;
on or near chemical, fuel or refrigerant lines;
on or near energised electrical installations or services;
in an area that may have a contaminated or flammable atmosphere;
involving tilt-up or precast concrete;
on or adjacent to roadways or railways used by road or rail traffic;
at workplaces where there is any movement of a powered mobile plant;
in an area where there are artificial extremes of temperature;
in, over or adjacent to water or other liquids where there is a risk of drowning;
involving diving.
